Editor’s Note- This article was originally posted on March 29, 2012 and has been updated. Craigslist works completely differently than it used to. It is now incredibly simple to post. But here are some tips for getting the most out of your posting.
Did you know that there is a “Real Estate for Sale” section on Craigslist? Be sure to heed their policies and check out videos and tutorials for the most up to date steps.
Sometimes Lease and Rental opportunities get the most hits on Craigslist so if you are in that market, saddle up. If you work with lease or rental properties, craigslist is a great place to advertise. Even if you don’t experience much in commissions from these initial sales, you could be building great relationships for future clients who will become buyers and sellers and generate referrals within the next five years. That will translate into your commissions.
Posting your Agent’s listings to Craigslist is a great way to provide them with more exposure and generate interest for properties. Consider offering to post underperforming properties for your co-workers. As you gain presence on Craigslist, you will gain trust and notoriety.
Log in. Go to the left and click “post”. From there is a step by step setup of the post. Now that Craigslist does not allow HTML, there is very little to no chance that you can mess up your craigslist post.
The Key!
The main thing to focus on when posting on craigslist is choosing a great title that will increase your click through rate. A long creative title that describes the property’s positives well in one sentence will get many more clicks than a short newspaper headline. Who knows why craigslist titles are different than other conventional titles! Consider inserting a little shape to draw the eye to your title…especially near a hot button positive word.
Do a simple contact name and number or email right at the top!
Most people would want to message or email you. So maybe consider having a designated email address and number just for this activity.
Invite customers to check out other properties if this one doesn’t fit their desires.
Start with a really short list of bedrooms bathrooms square footage and price. Then follow with a full description.
When you write your full description, be sure to mention EVERY keyword that you think people will be looking for and searching for on craigslist so that it will come up in a search with as many different keywords as possible. Scan other titles to be sure you have included a wealth of searchable words.
Save a copy of your wording in title and description for ease reposting.
At the bottom put in the typical ID number and real estate information.
As you fill in the information at the bottom regarding the house, be sure to give more than one way to contact you again. Both by voice and typing and ALWAYS get back to leads immediately or they will go elsewhere.
Use great photos with good photo editing that really highlights the best features of your home. Quality and composition will determine whether or not people click on your link. Definitely add as many pictures as possible. Craigslist allows up to 24. To get an idea of the good and bad views, check out the other property pictures.
Instead of renewing the ad on craigslist every couple of days, take it off and fully repost it every other day. Otherwise it may get lost in the stream. If you repost every other day, you will keep it fresh on the list. If you’re always near the top and craigslist shows that you have lots of listings, this builds trust with your viewers.
Happy posting!
Posting to Craigslist is tricky! If you attempt to circumvent their posting policies and rules then you will be blacklisted, or worse still – your listings will Ghosted which means you with “think” they are posted – but Craigslist will be just ignoring them.
